OTA+ STRA uses Artificial Intelligence to read the uploaded bills and convert image to text and auto data enter the bill into OTA+ ready for approval and payment. The bill image is displayed side by side allowing you to quickly confirm and pay. Paying the bills is time consuming, OTA+ uses automation and AI to reduce one of the pain points.
In OTA+ STRA if the booking agent bills by invoice at a later date, for example like Booking.com & Home-Stayz-VRBO then OTA+ automatically creates a supplier invoice against the property and continues to add line items to the invoice for all disbursed bookings for the property in the current month. When the agent invoices arrives simply compare to the auto generated invoices. Most of your work is done.
Draw a payment from a ledger and choose type ABA-EFT. This payment will be placed on your Bank file ready for upload to your online banking. Most financial institutions clear ABA payments the evening on the same day you upload to your electronic banking. If you have a daily upload limit on your ABA banking OTA+ will automatically split the files to ensure you do not go over your limit.
As the property manager, you are one of the main suppliers of services and consumables to the property Owners. Setup Weekly, Fortnightly or Monthly bills and auto bill your property owners. These bills will automatically show up on the owners reports. Each property may have their own unique set of recurring bills. With your recurring bills and only with an enterprise plus subscription you can auto generate your own supplier invoice as a PDF and auto attach it to the bill. This is great for monthly recurring bills. The owner will receive a hyperlink in their end of month booking report and once clicked will give them access to the invoice.
A massive time saver! This feature searches for all bookings that are due for departure in this period, it does a deep booking inspection to verify everything is correct, all payments received, all fees and charges are loaded and then it auto disburses all of the funds. Bookings that fail the auto disbursement can be handled manually.
Once auto pro-rata is switched on both Management Fee and Owner Remittance are pro-rated on a daily basis for all bookings that extend over one or more monthly periods. Provided the funds are receipted in this feature will partially payout the pro-rated items at months end prior to the departure month and a full final payout will be given in the completing month period.
Handle long Term leases through the Manual Bookings Screen, select the 'Long Term' Channel and load up the Term (Check-in & Check-out for the rental period) OTA+ will do the rest. One payment per invoice for small suppliers or one payment per many invoices for larger suppliers, these are called ledger based suppliers. Pay your big suppliers a single total amount covering many invoices and send them a remittance summary of all invoices paid.

In OTA+ STRA every guest booking has its own unique separate sub ledger. The Trust Funds belong to the guest until they have completed their stay. Provide your guests with a compliant Trust Receipt statement showing all credits and debits. Peronalise with your logo, seasonal messages, different fonts and change the email text. Using the stripe merchant gateway? OTA+ can connect to stripe when stripe payments are received and find the stripe fee total so we can auto adjust the net payments in OTA+ to match what your bank statement. If required we can include these as subtractions on your management fees so you do not overstate your management fee. Connecting, integrating and automating with other systems is our speciality!
Use our BPAY Payment system to pay Government fees and utility bills, most Government Services & Utility Providers do not disclose their banking details for bank transfer but they do accept BPAY method of payment. OTA+ has a payment type called BPAY-EFT that allows you to Utility bill on behalf of the property owner using this payment type.
OTA+ auto detects when a guest has been moved to a different property and it handles the move instantly. It auto journals the funds to the new booking ledger and cancels and closes the booking on the previous property. Drag and move a booking on your PMS and the move will be auto detected in OTA+.
The guest receipt, property owners trust receipt for payments, the property owners report and the suppliers remittance advice are all templates that allow you to personalise them with your logo, your electronic signature, choice of fonts and personalised messages.
OTA+ (STRA) offers complete property file management, assign specific property fees, search for property files based on property name, property management system number, client name or other details. Close properties no longer required and we no longer charge you for these properties.
Stop chasing property owners for maintenance money. Our system maintains a negotiated balance in a separate contingency ledger specifically for property maintenance. New booking disbursements will top up the contingency ledger if it falls below the negotiated amount. This provides a ready source of funds for maintaining your owners property.
Automated bulk payment of all owners. This module is a big timer saver, it will cycle through all owners ledgers and pay the remaining balance to the owner via the ABA payment system. Automated bulk email of all owners reports. This module is another big time saver, it will cycle through all owners checking for ledger and booking activity and generate their end of period booking report. The system will auto send the reports to your owners via your own personalised email address.
Owners reports options: Choose the owners report style: Minimal Disclosure, this is the most popular and discloses only the Management Fee and the Owner remittance. Mid Disclosure: The same as minimal plus one or two fees. Full Disclosure: This discloses everything a guest pays for and additional expenses taken from a booking.
Owners with multiple properties have a choice, one report and one payment per property or a single payment and a combined report across all owned properties. OTA+ STRA gives you the flexibility to provide choices to your property owners.
Interruptions to the daily routine costs money. Accountants and Bookkeepers can login remotely, they are limited to the access that you give them. Auditors can login remotely, they have read only access to the trust accounting system and trust account reports and nothing else. Your history of reconciliations are kept in OTA+ and each report contains all of the sub reports required by an auditor.
