The uploaded bills are immediately available for your property owners to view online or download for taxation purposes. This is an extension to uploading a supplier bill. OTA+ (STR) uses Artificial Intelligence to read the uploaded bill and decipher the text and auto create the bill ready for approval and payment. The bill image is displayed side by side allowing you to quickly confirm and pay. Paying the bills on a hundred properties is time consuming, not with OTA+ because it uses Artificial Intelligence to automate the process.
In OTA+ (STR) if the booking agent bills by invoice at a later date, for example like Booking.com & Home-Stayz-VRBO then OTA+ automatically creates a supplier invoice against the property and continues to add line items to the invoice for all disbursed bookings for the property in the current month. When the agent invoices arrives simply compare to the auto generated invoices. Most of your work is done.
Draw a payment from a ledger and choose type ABA EFT or BPAY. This payment will be placed on your Bank filed ready for upload to your online banking. Most financial institutions clear ABA Cemtex & BPAY payments the evening on the same day you upload to your electronic banking. If you have a daily upload limit on your ABA or BPAY banking OTA+ will automatically split the files to ensure you do not go over your limit. BPAY Available soon!

Take advance payment on a group of sites/properties. This will sit in its own ledger until you get further details on the breakdown per site. Payments on any individual sites may be drawn from this group booking ledger. It does not matter if your property management software supports this or not, however if you are using a platform like newbook.cloud all groups booking payments are automatically picked up.
A popular gift item is a booking voucher at one of your best properties. Put an advertisement on your website as a gift idea. You decide the on the expiry date and the cost of the vouchers. When sold issue a unique number and receipts the funds into the voucher's ledger and issue a receipt. The funds will remain until the voucher is used or expires. We support the newbook.cloud voucher system. You can also use this for the Government issued vouchers.
The Australian Federal Government is adopting the new Consumer Data Rights Amendments which gives individuals choice who has access to their transaction data using a token based system. This will allow you to securely nominate OTA+ to receive your transaction data without revealing your banking login details. With your trust bank account transaction data feeding into OTA+ automatically we can move towards automated reconciliations

Access to OTA+ (STR) is tightly controlled by a roles & permissions based security system. You assign access levels required to perform the functions. Security is everyones concern, lock your account down with MFA (Multi-Factor Authentication) using both a password and code from your mobile phone.
OTA+ (STR) offers complete property file management, assign specific property fees, search for property files based on property name, property management system number, client name or other details. Close properties no longer required and we no longer charge you for these properties.
Create as many Trust Bank accounts you need, when you create a new property file and property owner you assign a Trust Bank Account to the file. All Trust Account functions for that file are then associated with the selected Trust Bank Account.
Assign the currency to a Trust Bank Account, then assign a property file to the selected bank account and it will automatically recognize the currency when operating on the property owners Trust Account.
Using tags you can apply different tags to different properties and use these tags for different types of processing like recurring fees, end of month owners payments or mid term owners payments.
All data sent and received from our systems (data in transit) is encrypted using the 256 bit SSL (Secure Socket Layer) encryption. We have also taken the additional step of encrypting all data on our servers and backups. In fact any data on our servers, backups and archives are encrypted to a very high Government standard which is called Encryption At Rest. Security & Integrity is very high on our agenda.
